Not cheap but done right.
Do your ground work.

1. Ask seller (yes even a "realtor") for a Land Tax Statement, it is the simplest way to identify the land in question is truly subdivided. Also, the lands department will not permit land transfer if the taxes are not paid up. Any credible realtor should know this. If it cannot be provided, walk away. That statement will indicate the owners name to ensure you are dealing with the right person.

2. Hire a Belizean lawyer to handle the transaction. They will start with a "land titles search" using the tax statement as an identifier. Ask the lawyer to provide you with a lot plan from the Land and Surveys Department.

3. Take the lot plan and spend $30 on a hundred foot tape. Ensure you are at the correct lot and measure the property pegs. You do not need to be a surveyor to find gross errors.

These are the minimum nut and bolt items that MUST check out before proceeding with your hard earned money!!

Sorry, that was not quite my point.
I have been involved in the sale of 7 properties. All but one case the Agreement to Purchase/Sell stated the Purchaser hires the lawyer and pays the closing fees. In those 6 cases the purchaser was protected and things went smooth.
In 1 case the seller hired the lawyer and added that cost and closing fees to the selling price. The purchaser had zero communication with the lawyer, zero protection and was scared shitless though the whole process. It also when smooth but there are too many situations that do not.

That is interesting. You are bundling the seller getting a lawyer paying the fees and not having the lawyer communicating with the buyer together. Why can't the seller and the buyer talk through the lawyer even when the seller finds a lawyer? Why is the lawyer hiding on your 1 case? I would be scared as a buyer if this is the case. I am hoping to be completely transparent.

If everything is in good order, who the lawyer is working for not an issue at all.
As a buyer I would want the funds held in escrow of the lawyer I hired.
I haven't seen a deal go wrong, but sure hear about them.
