with ref to what Oliver said, also ensure that you can access your land without going through neighboring land. Just because the realtor drives you to a lot across someone elses property it does not guaantee you any future access. The only rights of way will be marked on the land maps often saying government road, when there is obviously nothing to see, but the land in that pocket is available to access the lots in the area.
You will most likely have to make it passable at your own expense, and will get no thanks from the government, but if it becomes a well used thouroughfare they may expect you to keep up with repairs, but that is often how it is in Belize.
It is soo important to see the government land map of the area you wish to buy in.

Another caveat to landowners when you want BEL to run lines to your property. The cost is huge but they will tell you as other people tie into your line they will rebate money back to you. Do not fall for it as they never pay you anything. Several friends fell for it and never saw a penny back.

Dave, didn't you mean BEL (Belize Electric Ltd.)? The "rebate for additional tie-ins" scam was a BEL scam, wasn't it? I haven't heard of BTL running new lines in years. Don't they just put up additional cell towers now? Just wanted to clarify for some of our newer members.

Sorry you are correct BEL BTL refuses to run lines anywhere. We had 100 people in Hopeville who needed lines run 1 mile and they refused. This was before cell service "improved" And now with the "new service our friends who run the orphanage in Toledo have had all cell service cut off and BTL says in maybe 2 years they will upgrade enough for them to get service!" And now I reat BTL is running all new lines to San Pedro so the tourists can have super high speed internet while the rest of the country sucks wind for internet!

BTL and the cable companies are running great new lines to an area of Belmopan that is just lots waiting to be sold.
In the mean time there are customers waiting and asking for the lines to come over the western highway, along the already in place BEL lines. along Banana bank road.
Can not understand the logic. Choice 1 lay the new lines and Supply Guaranteed paying customers right now. or 2 spend the same money laying lines to dirt lots ,in the hopes in a few years time they might have paying customers. This is Belize the latter seems to be the choice taken.

Um, the logic in this is really pretty clear. The development is in Belmopan, the national capital, right? The business leaders, developers, and powerful politicians in Belmopan are all pretty much the same folks, right? BTL is still owned by the GOB and, therefore, subject to government "sway", right? Beginning to see the pattern? The developer wants the best possible phone and internet service as a selling point for his subdivision, so he probably uses his "influence" to make sure he gets it. This is not unique to Belize in any way. It happens the world over. Just in my county in Florida, I could show you a 6-lane bridge and highway paid for by taxpayers and sold as a traffic reliever, but actually built to serve developers who wanted to convert a bunch (a big damn bunch) of agricultural land to high-end gated communities. Most politicians are crooks, period. The idea of "public service" is a fantasy cooked up by politicians to justify their own existence. The only difference is that, in a small country like Belize, the corruption is simply more visible.

P.S. And that "traffic relieving" highway? Once all the developments went in, it became more crowded with it's own traffic than the highway it was supposed to help.

Tru dat, Dave! But it's also true that Belmopan is a growing town and some of those movers and shakers probably own that subdivision. So they think top notch phone and internet will help them get top dollar for their lots. Ultimately, that's all that matters to most real estate developers, maximizing their own profits regardless of the impact on other folks. Hell, that's damn near a religion here in Florida!
